The acreage that was planted in pines has been harvested and is now mostly natural regeneration dominated by sweet gum and volunteer pines. This acreage in regeneration could be reclaimed to make additional pasture, or site prepped and put back into pine timber production.
The water features on this property include multiple seasonal creeks that feed into the whitewater creek watershed, and pond right at an acre in size. The pond is tucked back into an area of mature hardwoods in the heart of this property and is a perfect spot a family fishing trip on the weekends as well as a water source for wildlife.
This area of Coffee County is a great area for deer and turkey hunting. With the open nature of the old fields, and mast producing hardwoods this tract should offer a new owner with plenty of recreational opportunities. In recent years a nice 4-acre food plot was put in close to the west boundary. The wooded acreage across the property is a mixture of pines, upland hardwoods, and bottomland hardwoods. Walking through the open understory you will find Hickory, Southern Red Oaks, and several varieties of white oaks. In recent years there have been some timber harvests conducted in the upland pine stands. There are several very nice stands of hardwoods and pines left to enjoy and manage.
