This is mainly a rolling tract of land, with some low land in the hardwood bottom areas...no swamps or wasteland are present anywhere on the tract which is a huge plus.  There is a large network of roads and trails that give good access over the whole property.  Some road work is needed in certain areas of the tract, mainly widening and shaping that could easily be done with a bulldozer.  Coonhop Creek, a wet weather stream, is the northern boundary of the tract.  Near the southern boundary and centrally located is a scenic 12 acre lake that offers good fishing and possibly duck hunting on the upper end.  Constructing and permitting a lake of this size is a difficult task these days, sometimes near impossible, so having this in place is another huge plus in my mind.  There are several food plots in place for deer hunting on a cool fall morning or setting up on strutting gobbler in the spring!  Wildlife is plentiful here and there is no shortage of deer, turkey and hogs on this tract...I have no doubt that there are mature bucks and a healthy turkey population here!  A small hunting cabin with power and well water(not sure of the condition) is also situated near the bank of the lake.  There is a large, grassy open area here that would be an ideal spot for a new cabin or barndominium. 

After riding this property for several hours, the one thing that really stood out to me without a doubt, was the amount of timber present on the tract.  I get to look at a lot of land and can say that this is one of the best stands of natural timber I have seen.  There is a large volume of hardwood and pine sawtimber, pine chip-n-saw and pine/hardwood pulpwood.  The hardwood is spectacular both on the ridges and in the bottoms.  Very large water oaks, red oaks and white oaks are in abundant supply...I can only imagine what the acorn crop will be like here in the fall!  This timber is not only aesthetically valuable but has very significant value and could offer immediate return on investment if one desired to harvest some timber.  A recent timber cruise is available upon request.
