The BullPen area of Washington County is known for being one of the best hunting areas in the county. There are mostly larger landowners in the area that utilize good wildlife management practices on their properties. The property is very near the Bullpen hunting club lands. This club has been established for years and has been well managed.
The access to the tract is behind a locked gate on a well maintained road. There is power on the tract if a buyer wants to establish a camp site.
The tract is being offered as a whole or in two parcels. The north side if 164 ac. +/- and it is consists of a nice stand of hardwood regeneration type timber. There are nice wildlife food plots and room for more. There are several areas that may attract a wood duck or a mallard during the winter months.
The South Parcel, 109 ac. +/-, has an area of large mature type hardwood timber along the road and naturally regenerated hardwood timber with scattered mature trees on the south end.
There are wildlife food plots on the South Parcel also.
The terrain is mostly flat so the installation of more food plots can be accomplished fairly easy.
This area of the Tombigbee River bottom has always been teaming with wildlife.
