Here is an outstanding timber investment with great deer and turkey hunting located in Crenshaw County, AL about six miles from the small town of Brantley. This tract is primarily planted pine plantation with some mixed pine/hardwood stands, and includes a nice all-weather creek and a stocked pond.
The Brantley tract features approximately 220 acres of Varietal Loblolly pine plantation that will be five years old in January, 2017. Per literature available from ArborGen, Varietals are the most advanced genetics pine seedlings available in the world. Each individual tree is a genetic replica engineered for fast growth, log straightness, disease resistance, and volume gain. Varietals are much more expensive to plant but are projected to significantly outpace other Loblolly trees in growth to merchantable stages. They are planted at 622 trees per acre and are scheduled for one thinning.
The tract also has approximately 75 acres of merchantable pines in two different stands. These include an 18-year old stand ready for thinning and a 20+ year old stand that has been thinned once. The balance of the acreage is primarily mature hardwoods providing food and shade along the bottoms, and food plots that are scattered throughout. There is a nice, spring-fed, all-weather creek running east to west through the middle of the tract. The well-constructed pond is stocked with largemouth bass, bream, and shellcrackers. It has a newly built dock and is ready to fish!
In addition to being a great timber investment, the Brantley tract offers some of the finest deer and turkey hunting in south Alabama. In an area well known for great hunting, it is situated in an agricultural area between other large timber tracts. The presence of plenty of cover, water, and mature hardwoods (including many white oaks) all contribute to creating the ideal habitat for deer, turkey, and other wildlife. With ten established food plots, a year-round supplemental feeding program, and a wide variety of fruit and nut trees (planted around the food plots and the pond), it has been groomed for quality deer and turkey management.
Access is not an issue as this tract has over 330 feet of frontage on Stricklin Road, a county maintained dirt road. A good internal trail system provides access throughout the property. Power and county water are available at the road and there are plenty of areas to build a nice home or a hunting camp.
