This is a great home site, hunting tract and timber investment – all in one package!  The Wesley Chapel Rd. tract is 78 acres of mixed hardwoods and pines in Butler County about six miles east of the small town of Georgiana.  In addition to a significant amount of timber, it features a seasonal pond and almost 1,000 feet of paved, county road frontage.  Approximately four wooded acres are located on the south side of the road which would be an ideal location to build a camp or park a mobile home during hunting season.  Utilities are not a problem, power and water are located at the road.

The majority of the tract is in merchantable timber, a very nice combination of pine and hardwoods.  White and red oaks are plentiful and a great food source for the deer and turkey.  For the timber investor, it could be clear cut and replanted in pines, partially cut to create diversity in the stand, or left as-is to continue to grow more sawtimber.   A seasonal creek flows northwest from the middle of the tract.    An unusual feature is a seasonal pond that is dry during the summer months but fills with water during the late fall through early spring.  In the summer, it grows a variety of grass that gives the appearance of a planted, manicured lawn (see the photos).  This completely natural but rare feature provides the opportunity for some duck hunting and a fall/winter watering hole for the other wildlife.  Mulberry bushes are extremely plentiful around the pond.  In another area, there is a patch of bamboo that was probably planted well over 60 years ago.  Some of the stalks measure over three inches in diameter.  This would be an excellent area for deer to bed.  A power line crosses the east half of the property providing the opportunity for a long, narrow food plot with extended shooting lanes.

With plenty of nice, flat ground on which to build, the Wesley Chapel Rd tract would make an outstanding country home site or hunting retreat.  Surrounded by large timber tracts and other agriculture, it has the potential for some excellent deer, turkey and duck hunting.  And, with frontage on Wesley Chapel Rd., it is less than 10 minutes from Georgiana and less than 15 minutes from the Interstate 65 exit.   Wesley Chapel tract provides plenty of options for the new owners.  You can continue to grow the standing timber or convert some  of the land to pasture or row crop land.  It is surrounded by other timber tracts with some scattered homesteads in the area.
