If your list of resolutions for this New Year includes finding better hunting land that you own personally in one of the best areas in the state, we can help you with that.

This 103-acre parcel is located 5 miles south of the Knoxville exit (exit 52) off of I-20/59. Its proximity to the interstate makes it extremely convenient to Tuscaloosa or Birmingham in particular. It has county road frontage and is gated at its two entry points.

The property is comprised of mixed timber and includes several white oak flats and a creek that runs through the property along the eastern border. A power line runs through the property, creating an excellent area for a large bean field, food plot, and/or shooting lane. It is also an excellent spot to set up the decoys and cut off a gobbling turkey! One additional note with regard to the power line is that an impassable ditch lies at each property line boundary of the easement, so a prospective buyer doesn't have to worry about anyone using the power line to trespass or poach their new hunting tract.

There are five green fields on the property that the current owner established and, since said owner only bow hunts the property sparingly, they have experienced very little pressure. Trail cam photos show a great amount of daytime activity and some really good bucks as well (samples of these photos will be posted soon).

This property is shown by appointment only, so please call or email me to see the property or for more information (205-529-5500/ mitchell@tuttland.com).
