1101 (+-) acres located only a few miles southeast of Hurtsboro, AL on Rutherford Road(Highway 49) and Reeves Road.  The Dozier Tract is within 45 minutes of Auburn, Opelika and Columbus, GA.  This is a prime hunting tract in a desirable area that is surrounded by large landowners, a very tough find in today's market.  This area of western Russell County has always been a top destination for hunters across the state and wildlife is abundant here...deer, turkeys, hogs, doves and even some ducks abound here! 

The Dozier tract is very diverse, rolling to flat topography, with various timber types consisting of big mature hardwood in the creek bottoms and drains, upland pine plantations well suited for quail hunting and thick natural regeneration hardwood/pine creating prime bedding and cover for the wildlife.  There are about 100 acres of open land that would be ideal for hay production, livestock grazing or one heck of a dove field!  Planted pines could also be stripped in the open land creating good habitat for additional quail hunting ground.  There are numerous food plots in place all over the tract and deer sign is everywhere!  Hurtsboro Creek, a big sandy bottom creek, flows thru the tract and there are some BIG hardwoods in this bottom...great place to bowhunt!  Other streams are also on the tract providing a great water source for the wildlife.  There is great access across the tract and it has significant road frontage along paved Rutherford Road and dirt Reeves Road.

Several years ago, approximately 617 acres of the tract were enrolled in the WRP(Wetlands Reserve Program) Conservation Easement program in order to maintain and protect the natural habitat and aesthetic value of the land.  The WRP easement comes with some restrictions but hunting, along with some other recreational activities are permitted.  The are no restrictions on the remaining acreage, about 484 acres and all normal activities such as timber harvest, burning, clearing, hunting, etc. are permitted.  There is a map attached with this listing showing the appoximate boundaries of the easement and additional information is available upon request.
