Description

If you have ever wanted a good deer tract in the heart of Peach Country this 78ac tract off of CO. Rd.15 just outside of Maplesville is just what you have been looking for.

You enter the property form a long private driveway through a gate flanked by a huge oak that must be 150 years old if it’s a day. Just inside the property you will find a turn of the century farmhouse nestled under a couple large Pecans and a Sugarberry tree. You can see Persimmons and Sawtooth Oaks where the garden was. This would make a perfect spot to put a camp house or a new forever home. As you look out across the property you will see 20 acres of planted 5-year-old pines that will make for some nice retirement cash or beautiful pine thicket. Until then it will make great cover for herds of deer and turkey.

As you drive along the wood line you will notice several shooting houses that might as well be called condos. Insulated, with vinyl-siding, and sliding glass windows you can spend the day in here regardless of the weather. These deer condos overlook half a dozen food plots planted in a mix assured to keep the deer and turkey coming back for more. Each of these fields also have a row of heavy producing Sawtooth Oaks planted in them. As you ease into the timber that surrounds the new pines and food plots you will find Red and White Oaks, some big Water Oaks, Poplars, Mulberry, Blackberries, Honeysuckle, and Persimmons plenty of food and cover to hold your wildlife.

There are a few year-round cold-water springs that start on and flow across the property. There is more than one spot that would make for a beautiful lake if you were to dam one of them up. There are some excellent ladder stands along these creekbanks overlooking heavily traveled game trails. As you reach the property lines you can look out across over 3000 acres of fresh clear-cut. This makes your property an island of timber, food, and cover for all the area’s wildlife. The spring fed creeks form EMZs across these cuts making deer highways leading straight to your property. From elevated shooting houses or trees stands you can look across these cuts and see deer a thousand yards before he sees you.

Water and power are available at the road so they could easily be run to the old home site. There is a well there also. You could replace the old homestead with a new cabin where you can sit out on the porch and listen to the quail as the sun goes down behind the lower field full of deer.

Is it not time to quit leasing someone else’s land and dreaming of your own? Now is the time to live the dream.
