Tutt Land Company is excited to bring to the market the Pea River Farm located in Coffee County, AL near the small town of Kinston. The Pea River Farm features a 2300 sq ft home, 29 acres of timberland, Pea River frontage, Pages Creek frontage, trails, a pecan orchard, 2 enclosed barns, and fantastic hunting and fishing! If you have been in the market for a country homestead or weekend getaway with the opportunity to hunt, fish, ride ATVs, raise animals, or grow crops then you need to see the Pea River Farm!

The Home: The 3B/ 2BA home was built in 1945 and is 2300 sq ft heated & cooled. The nine foot ceilings, large rooms, and hardwood floors give this home a really open feel and a nice flow throughout. Despite its age, this home is in great condition and is very comfortable. The master suite is really nice and features a large bathroom with a walk-in shower, spacious walk-in closet, and even a small porch that would make a great coffee bar or porch space to enjoy the peaceful backyard! The home has two gas fireplaces that are connected to an underground propane tank outside. The cooktop and tankless water heater run off propane as well. The home has the ability to swap between county water & deep well water with the turn of a valve. Before entering the home, water is brought through a Culligan water filtration system which filters and softens. The home also has a new roof which was professionally contracted in 2022. A 84x60 privacy fence was built this year (2024) and adds a perfect touch to the home giving pets and kids a safe area to play and exercise. The fenced inside yard can be seen from the formal dining room, back bedroom, and kitchen and accessed from either the kitchen or back yard. Located at the rear of the home is an attached carport (20x24) big enough for a truck to comfortably fit under roof. Spacious front, back, and side porches allow you to conveniently enjoy the nice landscape and outdoor views from anywhere in the home.

Key features of the home:

  • New roof (2022)
  • 9 ft ceilings
  • Culligan water softener & filtration system (2022)
  • Tankless water heater (gas)
  • 300’ deep well (2016)
  • 2 gas fireplaces
  • Gas cooktop
  • 5-ton HVAC unit
  • Walk in master shower and closet
  • Attached carport (20x24)

This farm features TWO all-weather water features and is a big part of what makes this farm so unique!

The River: Property with Pea river frontage does not come available often.  The Pea River is 154 miles long and begins and ends in Alabama. The Pea River is navigable by boat, although it can get shallow at times. The ideal vessel would be an aluminum jon boat with an outboard motor! With a short trip on a side by side you can be from homesite to riverbank in no time! The opportunity to fish, swim, relax, kayak, or boat with convenience are at your fingertips with this tract! There is a nice sandbar where you could easily bring chairs, relax, and spend the afternoon in the water.

The Creek: The northern property line is the centerline of the Creek.  Pages Creek joins the Pea River on the eastern end of the farm after running for over 4,600’ through the property. Pages Creek is an all-weather, high banked, sandy bottomed creek. Pictures do not do this creek justice, and it is one of the prettiest creeks that I have seen in this area. This creek can easily be walked and enjoyed.

The Woods: There are approximately 29 acres of timberland on the property. The majority of the timber on this farm is mature upland hardwoods. The topography of the land is level to gently rolling with the greatest elevation changes occurring near the creek and river. This property has great internal access, there are several trails that give you access to the entire farm. Signs of whitetail deer, wild turkeys, and ducks are all over this farm. The first time I walked this property was in the fall of 2022, I saw fresh rubs, scrapes, and a big group of wood ducks on the creek! A variety of mast bearing trees can be found throughout the property, giving the wildlife an abundant food source in the fall. Live oaks, sawtooth oaks, and scarlet oaks have all been planted around the farm. While these trees still have a way to go to reach maturity, most of them are approaching 10 years of age! In the middle of the farm near the creek, there is a pond site where you can still see the dam. With some work, this could possibly be repaired. Even in its current condition, it does hold water at times creating amazing duck habitat! You can hunt whitetail deer, wild turkeys, and ducks on the Pea River Farm.

The Barns: There are two enclosed barns on the property with the largest measuring 50x100 and the smaller barn measuring 40x50. The 50x100 barn is located near the front of the property. While this barn has some age on it, it has been maintained and repaired over the years to ensure its functionality. This barn, like the home, has both county water and deep well water. The barn has power and is well lit on the inside. The floor of the barn is wood but is strong enough to handle large equipment. This barn is located near the home and can be used in a variety of ways. This barn is one of the nicest features of the Pea River Farm.

The smaller barn (40x50) is similar in style to the larger barn and was probably built around the same time. While this barn hasn't been used for anything except storing building materials, it certainly can be functional again with a little TLC.

Fruit Trees & Pecan Orchard: Many fruit trees have been planted on the property and are producing well! These include pear trees, satsuma trees, and peach trees. In addition to the fruit trees, you can also find blueberry bushes, and a grape vine on the farm! The ability to put farm fresh fruit on the table for your family is just awesome to think about.

A wide variety of pecan trees were planted in 2015 and are just now starting to produce. At the young age of this Pecan Orchard, you should be able to gather pecans for the next few generations! Elliot, Stewart, and Desirable were a few types that were planted.
