The White Oak Way tract is 311 acres of mixed hardwoods and pines with three creeks - and a lot of deer and turkey. Imagine being surrounded by Management Area lands with over 300 acres all to yourself! Barbour WMA was established in 1949 and is widely known for excellent deer and turkey hunting. It includes over 29,000 wooded acres of intensely managed land with the singular purpose of creating the best possible habitat for the wildlife.
The tract is appropriately named as white oak trees are extremely plentiful in this section of the WMA. Except for the creek bottoms, most of the timber was cut in the mid-to-late 90’s which means the natural regeneration has been growing for over 20 years. The owners left plenty of “seed trees” scattered throughout the tract to ensure the most desirable species would have a head start. The creek bottoms are gorgeous and feature older growth hardwood trees that provide plenty of shade and produce a lot of mast (you will see some white oaks that you can’t reach your arms around). The creeks provide cool water and create natural travel corridors for the wildlife.
Private and secluded, the tract is easily accessible with almost a mile of road frontage on White Oak Way, and another 1,700 feet of frontage on Windmill Road. These roads have restricted access and are maintained by the Alabama Division of Wildlife and Freshwater Fisheries. Except for during hunting season and some other limited periods, the WMA is closed to the public. As one of the very few private landowners inside the WMA, you will have access to your property at any time. Several internal trails provide access to parts of the tract. The terrain is unique for the area and varies between level ground, gentle to steep slopes, and flat creek bottoms.
White Oak Way offers some of the best big game hunting in Alabama and can be a nice timber investment for the future. It is located near the center of Barbour County, a few miles north of the town of Clayton. As a bonus, Lake Eufaula, world-famous for trophy Bass fishing and host to many tournaments each year, is just 25 miles to the east.
