Shiloh Church tract is a timber investment with excellent hunting that could be a great home site or getaway.  Located in Coffee County, between Elba and Enterprise, the tract consists of 156 wooded acres with Hwy 84 frontage, miles of internal access trails, two creeks, and a brand-new pole barn.  The rolling terrain features natural springs and diverse vegetation creating the ideal habitat for wildlife.  It has approximately 70 acres of Longleaf pines that were planted in 2011 and seven acres of Loblolly pines planted in 2018.  The balance of the acreage is in mixed hardwoods and pines, streamside management zones, food plots, and roads.  With enough road frontage to allow unimpeded access without needing an easement or right-of-way, the main part of the property is situated a comfortable distance off the highway. 

It is surrounded by larger tracts of timber and, as a bonus, a pheasant hunting preserve adjoins on the west!   You can expect to have a nice supply of pheasant running around after a continental shoot.  School House Branch, supported by several spring-fed streams, runs north-south on the east side and empties into Bucks Mill Creek in the southeast corner of the property.  These creeks stay wet throughout the year and provide exceptional bedding, cover, water and forage for deer and turkey.  White oak hammocks are common in Bucks Mill Creek.  There are several established food plots averaging about an acre in size and three elevated shooting houses providing excellent views.  With literally miles of “edges” along the pine plantations, hardwood bottoms, food plots and creeks, this tract offers a wide variety of outstanding hunting options.

The 70 acres of Longleaf pines were professionally planted and have been intently managed to maximize production.  There was a prescribed burn two years ago and another burn scheduled for 2020.  In just a few short years, they will be ready for a thinning which will mean supplemental income for the new owner.  Longleaf pines were the dominant pine trees in the southeast when the country was settled because they are drought and fire tolerant.  In addition, they produce the most sought-after pine straw in the area.  East of School House Branch there are approximately seven acres of Loblolly pines that were planted in 2018.  The creek bottoms and natural springs feature a nice mix hardwoods and pines, much of which is merchantable timber.   

The pole barn sits in a two-acre stand of tall oaks on high ground. This would be a perfect location for a country home or camp site if you want to get back “in the woods.”  Or, you have the option to build closer to the road for convenience.  There are multiple pond sites and a good interior road system provides easy access throughout the tract.  Deer hunting in Alabama begins with bow season in mid-October and remains open through the 10th of February.  This tract is 215 miles from Atlanta, 80 miles from Montgomery, and less than 100 miles to the Florida beaches!
