The stands of mature pine plantations have been thinned at least twice and have been managed with prescribed fire for years. The wildlife habitat created by the prescribed burning is ideal for wild turkey, deer, and quail. The pines are merchantable (sawtimber) and could be harvested for immediate income. They will be due for their next burn this year.
The hardwoods on the tract are special, the largest stand (65 acres +/-) of hardwoods occurs in the center of the tract, this acreage is dominated by mast producing white oaks, swamp chestnuts, different varieties of red oaks, gum, & poplar. The understory is open in this stand of hardwoods, which makes it easy to imagine a strutting spring tom working his way through them.
The Pea River bisects the property for almost 4,000’. The pea river is navigable and provides good fishing opportunities, year-round water for wildlife, scenic views, and seasonally floods backwater cypress sloughs that can provide excellent wing shooting opportunities for wood ducks and other waterfowl. Cardwell Creek also flows into the property for 1,000’ before it ends and joins the river. Cardwell Creek is a beautiful sandy-bottomed creek that provides year-round water as well.
There is a 20’x20’ (approximate) covered wooden gazebo on the bank of the river in decent shape, this area would serve well for cookouts, camping, and provides a great vantage point to watch the river on a pretty day. In addition to the gazebo, there is a small equipment shed at the west entrance of the property close to the dove field.
There are two established food plots with shooting houses on the tract that create over 3 acres of food, and great hunting opportunities for whitetail deer. In the center of the property is a 2.5 acre dove field, which most of the locals will tell you has been historically fruitful for mourning dove. The dove field features a “fake” power line set up, with a hand cranking winch, to allow hunters to lower the lines, add their decoys, and raise the cables back up. I have heard stories of this dove field for years.
The two ponds on the property could potentially be managed for quality fish or could be converted into waterfowl impoundments.
The topography is mostly flat in the river basin, due to its proximity to the river most of the acreage in the river basin is in a FEMA zone x (100 year) floodplain. However, this is not a mud hole, this property is easily navigated most of the year through its internal trails. Approximately 167 acres of the tract is in the floodplain. The elevations in the flood plain are at the lowest point, 203’. The highest elevation on the tract is 293’ at the south end of the tract along county road 153. These higher elevations provide multiple sites for a home site or hunting camp, and also potential locations for an access road into the property off of county road 153. Power and county water are available at the road on CR 153.
