Great hunting and timber tract with unlimited potential.  If you have been searching for an affordable place to hunt, camp, or build a home in the country – this 40-acres might just be it!  Located in West Coffee County (the west boundary is the county line) just off Hwy 84 between Opp and Elba, the CR 377 tract features a creek, mixed hardwoods and pines, some open fields, and paved road frontage with utilities available at the road.  It has all the ingredients to be a very special place.

The terrain varies from level at the entrance to sloping down to the creek bed in the west.  The soil is a typical sandy loam and the vegetation includes a nice mix of pines, oaks, and creek bottom hardwoods.  The main creek crosses the SW corner of the tract while a smaller, seasonal creek runs almost the entire length on the south side before joining the main creek.  There are any number of options if you plan to build a home or a hunting camp (the remnants of a very old homestead point to one possible location).  And, with some of the tract having recently been cut, now is a great time to convert some of the property to pasture if you want to raise some livestock.

With plenty of water, food, and cover, it is easy to see why the CR 377 tract is an outstanding place to hunt!  The creek bottom is open and easy to walk.  There is some thick brush scattered throughout providing plenty of places for the deer to bed down in safety.  Numerous large oak trees were left standing in and around the clear-cut areas.  There is a large open field in the center that would make an excellent food plot.  The field and the clear-cut areas create plenty of “edge” where deer love to hang out.  Turkeys can roost in some of the huge creek bottom hardwoods and strut in the fields.

About half of the tract was clear-cut in 2018 but there are plenty of woods remaining.  The current owner is already applying for the NRCS EQIP program (Environmental Quality Incentive Program) and anticipates the tract to be reforested with Longleaf pines in 2020.  You can choose to participate or not, it’s up to you.  If you do, this cost-share program covers a significant portion of the total expenses to put the land back in pine production.  Once the trees are planted, they are the property of the landowner (but must be left to grow for a minimum of 15 years before they can be clear-cut again).  At harvest time, all the proceeds will be yours!

Surrounded by farm land and large timber tracts, you will enjoy the peace and quiet of the country.  Just over a half mile from Hwy 84, and with over 1,300 feet of paved road frontage, the tract is very accessible and convenient.  Here is your opportunity to create your own retreat!  Priced at just under $2,000 per acre, you need to see this tract!
