The Loblolly pines were planted in the early to mid-90’s, have been thinned twice, and are now at or approaching the sawtimber stage.  Other than the creek bottoms, the entire tract is in planted pines.  Prescribed burns have been used to effectively manage the competition so most of the understory is relatively open and easy to walk.  There are already wild quail on the property and the plantation is at the stage of maturity that could provide ideal habitat for a quail preserve.  It has one-quarter mile of paved road frontage on JD Love Road and a half mile of frontage on Sigma Pit Road (dirt).  Good internal trails provide access to most of the tract.

The Love tract offers great wildlife habitat.  Two year-round creeks provide a steady supply of fresh water and, with the shape of the terrain, could support construction of a large pond or perhaps even a lake.  The large creek bottom hardwoods feature plenty of mature, mast-bearing red and white oaks.  The terrain is level to gently rolling with some steeper slopes near the creeks.  The soil is predominantly sandy loam, intermixed with areas of south Alabama clay and a few rocky outcroppings.  The creeks, hardwoods, and cover provide all the ingredients necessary to attract and hold whitetail deer, turkey and Bobwhite quail. 

The tract has been owned by the same family since the 1960s.  It is easily one of the best timber and recreational tracts in the entire area.  Come take a look!
