These trees will be in their 2nd growing season this spring and appear to be in good condition. If properly managed, this stand of timber could produce income for a new landowner in 12-15 years.                       

 Caney Creek is the northern boundary of the property, flowing from west to east for approximately 2,290’, then continues to cross the property to the southeast for another 1,800’.  Caney creek is well defined on the western portion of the property, as it gets close to county road 225 it backs up to form 4-5 acres of swamp/marsh that has potential to be excellent wood duck habitat.  

 The topography is rolling with the highest elevation of 427’ occurring on the south end of the tract along the road, and the lowest elevation of 300’ along the banks of Caney Creek on the north end of the tract. The rise and fall of the landscape produces scenic views of this property, and neighboring properties.  

 Fire lanes were implemented when the pines were planted in Jan 2022, these fire lanes could be graded back off to create a good road system around the property, with an additional day or two of dozer work several food plots could be implemented to attract wildlife and enhance hunting opportunities. In addition to Caney Creek, there are 4 SMZ’s that have seasonal springs/streams in them that could potentially be good sites for pond construction. With time and a vision, the Caney Creek Tract could be an outdoorsman’s dream. There is plenty of deer sign across the property and wild turkeys thrive in this area with the right management practices.
