The Barnett Branch Tract is located just south of Shorterville, Al. in the Hayes community.  It is the perfect turnkey hunting tract.  The 107-acre tract is divided by CR 34 with 97+- acres on the north side and 10+- acres on the south side.  Both parcels are accessible from a paved road. 

SOUTH PARCEL: 

The southern portion of the property consists of merchantable mixed timber.  At the west end of the property behind a locked gate, lies the campsite.  It consists of two buildings both with power and water.  The camper shed is 40’ long, 15’ wide and has an eave height of 12’.  It is large enough to protect most large campers.  Currently it houses a large pull behind camper.  The camper does not convey with the sale of the property.  Adjacent to the existing camper is a nice wood deck with enough space to entertain guests and grill out.  There is a concrete block firepit that will provide plenty of warmth and ambience on those cold evenings.

NORTH PARCEL:

The northern part of the property is a premier hunting tract with a diverse habitat.  It consists of hardwood bottoms, young pine plantations, open fields, and mature pine plantations.  It is predominately flat with some gentle rolling hills.  It has a great internal road system which allows you to easily access most of the property via truck or atv.  It is bordered on three sides by larger agricultural farms which has helped produce some really nice bucks over the years.  There are two sources of water on the property:  An unnamed stream that flows west to east into Barnett Branch which in turn flows north to south.  Although I am not a qualified pond builder, it appears there are several locations for a potential pond site. 

As I walked the property, I discovered deer sign everywhere. I saw old scrapes, rubs, and trails worn down to the dirt.  Additionally, I jumped several deer in the hardwood bottom on the north side.  This tract has been in the QDM practice for the last five years and feeding deer protein pellets and dewormers for the past three years.  There are more than 40 fruit and nut trees planted throughout the property.  From a hunting perspective, it is the perfect layout for a tract this size.
