 As you approach the property, you will notice two gated entrances directly off CR-59. You will also find another gated entrance off CR-24, allowing for full access to the majority of the tract. Upon entering the Allenton tract, you will notice miles of an internal road system that is in exceptional shape. The topography of this tract is flat in some areas and turns to gently rolling hills as you traverse through it. With power and water located on the highway, there are plenty of areas that would make for a beautiful homesite.

 

 Being located in the heart of the Black Belt, this property has no shortage of all different types of wild game, including deer, turkey, dove, and squirrels, just to name a few. The timber on the property is pretty consistent throughout, including planted pines that are 20 (+/-) years old that have been thinned and select cut several years ago. The pines had a very beneficial controlled burn performed on them in 2023. Between the pine ridges you will find several creek branches spurring from Bear Creek, which is located just west of the property. Along these creek branches are hardwood smz’s including multiple Oak species like White Oak and Red Oak, allowing for a nice natural food source for all wildlife. Mixed in with the pines are also some pretty hardwoods on some of the hillsides leading down to the creek branches. White Oaks, Red Oaks, Pin Oaks, Nuttall Oaks, Mulberries, Chinese Chestnuts, Persimmons, Pears, and Apple trees are just some of the tree species that have been tactically planted in several locations inside the property, adding to the food source for wildlife. Located in between all the timber, there are several strategically placed game plots with very nice shooting houses already in place, allowing you to come in and hunt immediately. Additionally, several other game plots could easily be implemented with a little work.
