The Longleaf Tract is 182 acres of rolling pine plantation in SE Alabama.  This is part of an old family homestead and has been used to grow timber for many years; there are no buildings or other improvements on the property.  In addition to being a great long-term timber investment, this is also an ideal location to build a beautiful country house with plenty of acreage to hunt, manage, and develop into a very special place!   Located in Dale County, AL about three miles north of the small town of Ozark, this majority of this tract features Longleaf pine trees that were planted in 2013.  About 15 acres are in larger, mixed hardwoods and a power line crosses through the property.  Comfortably outside the city limits but conveniently located within a few miles of schools, shopping, etc., this tract could be a superb country home site.  With 750’ of frontage on CR 50, and 3,400’ of frontage on CR 13, it has excellent external access and both power and water are immediately available at the road.  The frontage is on lightly traveled, paved county roads with nice houses nearby, and the topography presents many different options to build (along the road or set back for more privacy). 

This tract was professionally prepared and planted and, combined with a good site index, has the potential to grow a very good stand of trees.  Longleaf pine, the true native pine tree of the southeastern United States, is a hearty, drought-and-fire resistant species that flourishes in this area of the state.  These trees were planted in 2013 through the NRCS Environmental Quality Incentives Program (EQIP) and the Wildlife Habitat Improvement Program (WHIP) and a prescribed burn was done in 2018.  The new owner will receive all the benefits and proceeds from the thinning and eventual harvest of the trees but must agree to allow them to continue to grow to maturity.  In addition to income from thinning and ultimately harvesting the trees, there is also a great demand for Longleaf pine straw.  When these trees reach approximately ten years of age, the pine straw could be a supplemental source of income for many years. 

The terrain, typical of this area, is rolling and includes some very nice, level high ground creating beautiful views of the countryside.  From the hilltop on the southern point (a fantastic build site) you can see the entire 182 acres, and much more!  A creek in the west half runs generally south-to-north and could present opportunities for a large pond or a lake.  The tract is situated in a predominantly agricultural area surrounded by other large timber tracts and some well-built homes with acreage across the road.  The large power line that traverses the tract provides great opportunities for extended green fields and shooting lanes.  Based on the amount of sign, the deer and turkey hunting on this tract must be outstanding!
