40 ac and home- Coffee County, AL- Basin Farm Tract

The Basin Farm Tract is located in Coffee County, AL right in the heart of the highly desired Basin community. This rural community embodies good neighborly relationships, agriculture, and authentic southern charm making it an ideal place to raise a family and create your very own homestead! This farm features a 3,251 sq ft home, open fields, mature hardwoods & pines, trails, equipment storage, enclosed shop, excellent deer & turkey hunting, and gorgeous scenery! If you have been looking for nice acreage to start your homestead or weekend retreat, then this is a must-see property!

The Home: The home was originally built in 1912 and is 3,251 sqft. The home has had several renovations over the year with the latest being in the 1960s. The 7B/2BA home is 1.5 stories with 2 fireplaces, original wood floors, covered carport, large front porch and 10 total rooms. Both bathrooms are centrally located in the home and are easily accessed from each room. The home needs to be remodeled, but has the potential to be a charming, magazine-worthy farmhouse. The home is easily accessed from Hwy 189, a paved, state-maintained road. The circular driveway has a nice flow and offers easy access to the home and both barns. The home is comfortably nestled off the highway and surrounded by beautiful oak trees. The homesite scenery adds to the uniqueness and charm of this farm. Just imagine updating the brick exterior, refinishing the wood floors, adding some custom carpentry, new modern amenities, and sheetrock! This home and acreage has the potential to once again be a pillar in the Basin community!

The Barns: Basin Farm features two nice outbuildings, ready for immediate use! The nicest barn on the property is a 36 x 75 enclosed red iron barn that was built on a concrete slab. This is a feature any farm would be proud to have! Red iron barns have a reputation to be long lasting, functional, and ideal for storing large equipment and assets such as: boats, RV’s, tractors, etc. This barn could also be used as a family gathering space, man cave, or even developed into a modern Barndominium!

In addition to the enclosed red iron barn, the Basin farm tract also has a partially enclosed 35x48 pole barn. This barn shows its age but has functional use.

Open Fields: The topography of this tract is level to gently rolling. The homesite and open fields are level to gently rolling with the largest elevation change occurring near the back of the property near the hardwood drain. The property has a good balance of open fields and woods. Just off the homesite, there is a 3 +/- acre field that has been kept mowed and maintained. This would be a great area to immediately fence for a few horses, goats, livestock, or exotics. There are just over 8 acres of open fields that have been fallow for some time. An older aerial map shows that at one time up to 17 +/- acres of the farm was cultivated and used in either crop or hay production! With a little work this acreage (and possibly more) could be producing crops, hay, or quality grazing for livestock.

Woods & Timberland: Signs of whitetail deer are abundant, most of the young saplings and trees on the property have been rubbed by a buck! With little to no pressure on the property for quite some time, I would be very excited to put a game camera up! There are approximately 25 acres of timberland on the property. Most of the larger timber is around the open fields and hardwood bottom on the west side of the property. In the southwest block of the farm, a stand of longleaf pines dominate this area. It appears to have been hand planted but has not been thinned or maintained for timber production. Big game trails were found all throughout this area. There is a trail on the southern boundary line that is easy to walk, but with a little work this road could be traveled by vehicle. Some areas of the woods are without any mature timber and are predominantly dominated by small saplings and native grasses. These areas are fantastic wildlife bedding and nesting areas!

This diverse 40-acre property is a must see. This farm offers something for everyone and is very desirable in many respects. Affordable properties in this market do not last long. This farm is shown by appointment only. Please contact Dalton Adkison (334) 372-1255 to schedule your showing today! Some personal property will not convey in the sale.
