Five Runs Creek tract is an exceptional timber investment and recreational property in south Covington County featuring an abundance of large, mixed pines and hardwoods, some Longleaf pine plantation, a very nice creek, and plenty of deer and turkey.   Located about ten miles south of Andalusia, it has good road frontage and is ready for new owners that want to enjoy some outstanding south Alabama hunting and recreational opportunities while also managing a significant timber investment.  This is also an ideal tract for building a nice country home or a hunting camp.  Priced at less than $1,400 per acre, Five Runs Creek is an outstanding buy!

The tract was cut back in 1985 so the natural regeneration has been growing for 34 years.   There are many trees that are much older, including some very impressive live oaks scattered throughout the tract.  The 87 acres of Longleaf pines were planted in 2000 and have been thinned once.  The Longleaf pines were in the CRP, but that program has expired so the new owner has all options available; clear cut everything and start new, select cut to create some diversity, or just continue to let all the timber grow.  The south boundary of the property borders the Conecuh National Forest.  Approximately 104 acres of the tract are classified as wetlands by the US Fish and Wildlife Service.

Five Runs Creek forms the East boundary of the tract for about three-quarters of a mile.  It is a wide, sandy-bottomed, caramel-colored, year-round creek that helps create the exceptional wildlife habitat offered by the tract.  The deeper pools in the creek hold bass, catfish and bream.  There is a large beaver pond on the east side of the tract in the wetlands area that holds water and some fish.   You can expect to enjoy some good duck hunting there as well.   Established trails provide access to most of the tract and the understory varies from open to thick, exactly what you hope for.  It has several established food plots in place with room for many more.  With plenty of food, water, and cover, this tract provides premium deer and turkey hunting habitat.

Five Runs Creek tract has over 1,250’ of frontage on paved, County Road 31 (Rockhole Bridge Road) and more frontage on Ruth Road (dirt).  With only two gates leading into the property, it is easy to secure as well.  Power is immediately available at both gates and there are numerous options for building your home or a hunting camp.  The tract is in a nice rural area and is surrounded by large timber tracts, farm land and pasture.   Annual property taxes are $702.
