80 acres - Barbour County - Shipman Road Tract
$ 184,000
80 acres in Barbour County, Alabama,
Great 80-acre Barbour County hunting and recreational tract just north of Clio. This is a beautiful property with timber, wildlife, and a great site for a home or camp. Property is accessed via recorded easement that includes an easement for utilities. Deer and turkey are abundant on the property and there is ample opportunity for the small game hunter as well. This tract provides unrivaled privacy due to its secluded location. The tract is surrounded by timber land and farms; many of the neighbors are generational landowners. Shown by appointment only.
Timber
Pine timber consists of 15 acres of high value saw timber, 45 acres of well stocked 11-year-old pre-merchantable pine that will be ready to thin in 2-3 years, and a very nice swath of drainage associated hardwood that spans the property from the northwest corner to near the mid-point of the southern boundary. The remainder of the wooded stands are natural mixed pine/hardwood stands. There are approximately 2 acres of open, cultivatable land that is well suited for wildlife openings.
Wildlife
Barbour County is known nationally for its great hunting – particularly deer and turkey. This tract is no exception. The Clio area has long been recognized for producing some of the best bucks that come out of Barbour County. Mature buck sign is abundant on this tract, and it has been hunting sparingly over the past 5 years. The mature pine saw timber could be thinned to create a quail plantation look and could provide many enjoyable hours of liberated bird hunting and dog training.
Inventory for tracts of this size remains very low and this one won’t be on the market long. To schedule an appointment to see this property, contact Bill Gray at 334-714-0009 or billgray@tuttland.com.
