Description 

This 80+/-ac tract is an Amazing find. The tract borders Hwy-22 just outside the city limits of Hamilton at exit 6. The tract is 5 minutes from downtown Hamilton around 45 min to Tupelo Ms. and a little over an hour to Birmingham making this tract perfect for the weekend hunter or for a fulltime country home. Hamilton is a small town, but it offers plenty of restaurants and shopping it is also the home for the North West Alabama Medical Center and University. This tract is heavily wooded with some huge pines but mostly old growth hardwoods. There are trees here that were full grown before Hamilton was ever a thought. The tract is mostly flat with some low-lying areas that hold enough water in the winter to offer some good wood duck shooting. There are a few springs on the property that offer good drinking water and a couple year-round creeks including a rocky bottomed one that forms a boundary that is known to hold catfish in it. There was a home site on the property years ago with power and a tapped spring. There is deeded access from Chestnut Grove Rd a county-maintained blacktop road and several hundred feet of Hwy 22 bordering on another side. Most of the bordering landowners are absentee owners so it is very quiet and minimal pressure for the wildlife which abounds. This area is known for record book whitetails and plenty of turkey. There were several fox squirrels and rabbits cross our path while walking it.

The tract has a pretty good internal road system and the tall thick canopy has choked out most of the undergrowth making it easy to walk. The seller had the timber cruised a few years ago and at the time it was worth a considerable amount. There is power and natural gas at the roadside. The internal roads and a powerline that cuts across a small corner of the property would make for great food plots. There are a couple open places that could be planted along the creeks as well.
