Exceptional timber tract here!!  221 (+-) acres located on Dudleyville Road about 10 miles NE of Dadeville, AL, within 20 minutes of Lake Martin, 45 minutes of Auburn/Opelika and 1 1/2 hours of Birmingham, AL.  This tract has about 120 acres of twice thinned, 30 year old pine timber that is about as good as you will see.  Before putting this tract on the market, multiple test plots were taken across the tract by a registered forester to determine an approximate timber value.  The present value of this timber is high and will significantly increase over the next few years as the trees grow in diameter.  A large percentage of this stand is pole quality and will be converting into poles within the next 5 years.  If you aren't familiar with the term "pole quality", that is a term given to high grade timber that can be used for transmission poles on power lines.  Pole quality timber has to be a certain diameter and also has to be tall and straight.  This type timber brings premium value in the market and significantly more than normal sawtimber.  There are also 86 acres in 9 year old planted pine on the tract as well.  These trees are growing fast and will probably be ready for a first thinning in the next 5-6 years.  The thick understory in this yound stand of pines is great habitat for deer providing cover and browse. There are a couple small food plots on the tract and areas where more could be created with a little tractor/bulldozer work.

If you are looking for a great timber investment tract with good recreational potential, check this one out!!
